How does the process of requesting commercial inspection services work?

The commercial building inspection process is methodical and thorough, aimed at providing the client with a comprehensive understanding of the property's condition and necessary steps for budgeting capital reserve funds and performing maintenance or enhancement. The following steps are a generic guideline outlining a typical commercial building inspection process.

THE CLIENT REQUESTS COMMERCIAL INSPECTION SERVICES

Upon receiving details of the commercial property, the client forwards the information to the commercial inspection firm for assessment. Ideally, the client seeks proposals from various commercial inspection companies to compare services.

CONSULTATION BETWEEN THE CLIENT AND COMMERCIAL INSPECTOR

The inspection company reviews the property information and formulates a tailored commercial inspection proposal. A discussion ensues to address the client's specific requirements and concerns. This dialogue outlines the inspection's scope, areas of interest, and timeline. Should the inspection reveal additional services beneficial to the client, the inspector may propose these.

PRESENTATION OF THE COMMERCIAL INSPECTION PROPOSAL

The client receives the proposal for review. The inspection company remains available to address any queries or uncertainties.

AGREEMENT ON WORK SCOPE, PAYMENT, AND TERMS BETWEEN CLIENT AND INSPECTOR

Upon reviewing and signing the inspection proposal and agreements, the client proceeds to schedule the inspection. Once all necessary documentation is accepted and signed, the inspection is confirmed. If the client declines the proposal, further negotiations are halted.

CONDUCTING THE COMMERCIAL INSPECTION

Mechanical systems such as HVAC, plumbing, and electrical systems are also scrutinized for functionality and compliance with codes and standards. The inspector captures ample photographs on-site to document the findings.

ASSEMBLY OF THE COMMERCIAL INSPECTION REPORT

Following the inspection, a comprehensive report is prepared, summarizing the findings, describing issues or potential concerns in detail, and offering repair recommendations or suggestions for specialist evaluation if necessary. The report is presented to the client in an organized manner, often accompanied by a follow-up meeting or call to discuss the results and address any queries.

REVIEW AND SUBMISSION OF THE COMMERCIAL INSPECTION REPORT BY THE CLIENT

Upon completion, the client is notified that all reports and documents are accessible for review on the inspection portal.

EXIT INTERVIEW BETWEEN CLIENT AND COMMERCIAL INSPECTOR

At the client's discretion, an exit interview can be arranged to review and discuss the findings with the inspector.
